Item Summary:
The Northcliff Subdivision Homeowners Association has requested staff look at the intersections along Northcliff Trace for sight distance issues. Staff recommends that a multi-way stop be installed for Bluffview Trace and Northcliff Trace intersections due to the inadequate sight distance. Bluffwind Chase intersection is in such close proximity (300 feet) to Bluffview Trace that staff does not recommend a multi-way stop.
The American Association of State Highway and Transportation Officials (AASHTO) book requires 280 feet of visibility for a road designed at 25 miles-per-hour at an intersection for a vehicle to turn left from a stopped condition.
Staff also recommends the installation of painted stop bars at all stop signs (including side streets that intersect Northcliff Trace) and installation of stop-ahead warning signs in advance to the new multi-way stop signs.

On February 24, 2010 the Community Development & Transportation Committee recommended placing this item on the Mayor and Council Agenda.
Financial Impact:
The estimated cost of materials is $342.60. Funds in the amount of $58,960.51 are available in the Traffic Operations Supply Account, Cost Center 4270, Account #531105 to cover this cost.
