Staff Report:
Background
The applicant is requesting to construct a new building and site plan. The site is currently vacant.
Site Plan Analysis
The site plans shows the location of the new approximately 2500 square foot building. There will be seven parking spaces on site and an agreement for 13 more with the adjacent property.
Landscape Plan Analysis
The landscape plan shows the addition of Japanese Zelkova as well as other shrubs and ground coverings. There are existing maples and crape myrtles on site.
The Zoning Ordinance requires a tree density factor of 18 and the applicant has provided a plan for a factor of 18.2.
Elevations
The building will be beige EIFS with a beige brick base. There will also be matching brick features around the entrance door and drive thru window as well as a large window on the 'right' elevation. These brick areas will also have an extended parapet. There will also be green canopies on all sides.
Applicant will bring color board and material samples to the meeting.
Design Guidelines
The site is regulated by the city wide design guidelines.
