Staff Report:
Background
The applicant is requesting to construct a new building in an existing shopping center. The site is located off of Holcomb Bridge Road near the entrance to the shopping center.
Site Plan Analysis
The site plan shows two building sites facing each other with a large parking area in between. The proposed building is 7,000 square feet with a patio facing Holcomb Bridge Road. The site also abuts two of the entrances to East Village. The site is accessed but two entrances on the northern boundary.
Landscape Plan Analysis
The landscape plan show the addition of Trident and Jeffersred Maple, European and American Hornbeam, Cryptomeria, Holly, Muskogee Crapemyrtle, Tree Form Wax Maple, Nuttall Oak, Emerald Arborvitea and Bosque Lacebark Elm as well as other shrubs and coverings.
Elevations
The north elevation shows a mostly red brick façade with three stone and brick columns near the left side. There is a beige topwall across most of the façade and a white parapet. The east wall has a double door entrance surrounded by stone beneath a red brick. The brick has a large window and a raised white parapet above the signage. The left side has windows below awnings and the right side leads to a large cover patio. The south elevation has a large grey roof extended out over a patio supported by red brick columns. The wall of the elevation is red brick with 5 large windows, included the entrance doors in the middle. The west elevation matches the eats with the exception of the entrance doors and raised parapet.
The applicant will bring building materials and color samples to the meeting.
Design Guidelines
The site is regulated by the City wide design guidelines. The applicant has indicated how this project fits within these guidelines, please see attached.
Recommended Conditions
· Staff recommends that this applicant be approved with staff comments.
