Staff Report:
Background
The applicant was rezoned from R-2 to O-P and needs to come into compliance with commercial zoning codes.
Site Plan Analysis
The site plan shows the paving and widening of the entrance as well as the addition of parking in the rear of the property.
Landscape Plan Analysis
The landscape plan shows the addition of Virginia Pine, Japanese Cryptomeria, Stevens Holly, Upright Gold Rain Tree and Emerald Green Arborvitea as well as other shrubs and coverings.
The site is required to have 14.02 density units and the applicant is proposing to have 190.4.
Elevations
The elevations show pictures and drawings of the existing building. Additionally, there are examples of lifts the applicant intends to use. The location of the lift will be off of an existing deck in the rear of the building. The lift is for handicap access, which is required for the building to be converted from residential to commercial.
Design Guidelines
The site is regulated by the City wide design guidelines.
Recommended Conditions
Staff recommends that this applicant be approved with staff comments being incorporated in the LDP process.
