Staff Report:
Background
The applicant is requesting to develop a currently vacant site. The applicant would like to build a 4,800 square foot building with office and storage as well as two additional 4,800 square foot warehouse buildings. There will also be outdoor storage areas.
Site Plan Analysis
The site plans show the location of the proposed main building near the entrance on the north side of the property with the two warehouse buildings in the rear and outdoor storage areas on the western portion of the property.
Landscape Plan Analysis
The plan shows the addition of Zelkova, Nutall Oak, Willow Oak and Shumard Oak as well as other shrubs and ground coverings.
The site is required to have a site density factor of 99.9 units and currently has 78.2 units. The addition of 21.6 units is sufficient to meet the required density factor.
Elevations
The buildings appear to be all metal with the main building having a brick façade.
Applicant will bring color board and material samples to the meeting.
Design Guidelines
The site is regulated by the city wide design guidelines.
Recommended Conditions
Staff recommends that this applicant be approved with staff comments for LDP/building permit.
