Background
This application is requesting a façade renovation of an existing building.

The front elevations show the changes being proposed for the first floor, which include the addition of brick on the walls and new windows and doors for five new tenant spaces. There will also be a false second floor, which will be stucco with matching brick trim. The side elevations show the extension of the front elevation design through the front half, with the back half being entirely stucco with no brick accents.
Applicant will bring color board and material samples to the meeting.

The site is regulated by the city wide design guidelines.

Arborist: Protect existing landscape from damage during construction. Replace and refresh landscape as required.
Building: No comment.
Engineering: No accessible parking shown on site plan.
Environmental: No comment.
Fire: No comment for DRB, applicant will need to meet codes for all interior work.
Transportation:
· Maintain the existing interparcel connectivity with the adjacent parcel on the east/currently Citgo gas station.
· Meet with Transportation Department to discuss the provided street connectivity concept at that location.
Recommended Conditions
Staff recommends that this applicant be approved with staff comments being addressed during building permitting process. Applicant must re-submit site plan showing accessible parking.
