Staff Report:
Background
The applicant is requesting to build a new water treatment plant and redevelop the site of the current water treatment plant.
Site Plan Analysis
The site plan shows the location of the proposed buildings and site layout/circulation. Applicant is proposing 40 new parking spaces. There will also be various retaining walls and privacy/security fences.
Landscape Plan Analysis
The landscape plan proposes additions of Cryptomeria Japonica, Eastern Red Cedar, short leaf pine and loblolly pine as well as other shrubs and ground coverings.
The site is required to have 387 tree density units. The site currently has 622.9 units and the applicant is removing 235.9 units while replacing 10.6.
Elevations
The building will be brick with a block base and metal roof.
Applicant will bring color samples and building materials to the meeting.
Design Guidelines
The site is regulated by the City Wide Design guidelines.
Recommended Conditions
Staff recommends that this applicant be approved with staff comments addressed during LDP/building permit phases.
