Item Summary:
Addition of parking deck and expansion of current structure
Staff Report:
The applicant is requesting to expand an existing building as well as add a four level parking deck with 159 inventory spaces.
Site Plan Analysis
The site plans shows the size and location of the parking addition in the northwestern corner of the property and the building addition on the northeastern corner of the building.
Landscape Plan Analysis
The site plan shows the addition of European Hornbeam, Lacebark Elm, Red Maples and shrubbery to provide screening of the parking deck.
Elevations
The building addition will match the existing building. The parking deck will be smooth finish concrete panels.
Applicant will bring color samples and building materials to the meeting.
Design Guidelines
The site is regulated by the City Wide Design guidelines.
Department Comments
Arborist: No comment.
Building: No comment for DRB, building plans required.
Engineering:
· Provide Photometric Analysis, Lighting Standards and Luminere details and data with LDP application.
· Provide 20 foot drainage easements and storm drainage pipes entering the site. It appears that the parking deck may encroach on these drainage system easements. Address at LDP phase.
· Refresh landscape and trees to comply with previously approved landscape plans.
· Provide performance analysis and/or maintenance records for pervious asphalt paving.
· Provide most recent annual inspection report for stormwater facility.
· How will stormwater be managed for this phase of development? (May increase limits of disturbance.)
Environmental:
· Please provide the total amount of new or replaced impervious area for the proposed work.
