Staff Report:
Background
Applicant is requesting to build a Mobile Distribution Center for processing packages for 90 delivery package cars. The buildings will be temporary and will be built in an existing parking lot that will front the road. The property is zoned I-1 conditional; none of the conditions affect the design as proposed. The proposed development is in compliance with zoning codes.
Attachments
Site plan, elevations, application and letter of intent. Applicant will bring color and material samples to the meeting per the DRB application.
Department Comments
Engineering: No comment.
Arborist: A tree removal permit is required for all trees 3-inch caliper or greater.
Transportation: No comment.
Fire:
· A fire flow test for this building must be conducted to determine available water in GPMs for firefighting. The test must be in accordance with the 2012 edition of the International Fire Code appendix B. This will include a 24 hour static test to determine the lowest amount of available water.
· The new building will have to comply with the 2012 edition of the Life safety code.
Building: No comment for DRB, building plans required.
Environmental: No comment.
Recommendation
Staff recommends that this applicant be approved.
