Staff Report:
Background
Applicant is requesting to build an addition to an existing building. The addition will not be seen from the road and the property is currently zoned R-1 with no conditions. The proposed development is in compliance with zoning codes. This is an initial application.
Attachments
Site plan, landscape plan, elevations, application and letter of intent. Applicant will bring color and material samples to the meeting per the DRB application.
Department Comments
Engineering: No comment.
Arborist:
· Recompense required for removal of 24-inch specimen oak tree located east of building addition; 6.6 units = 7 four-inch caliper deciduous or 8 foot height evergreen trees or fee of $3,300.
· Minimum height for evergreen screening trees is 6 feet. Change plant list size.
Transportation: No comment.
Fire: This building with the addition may require fire sprinkler system. A flow test in accordance with the International Fire Code must be provided. The test must use a 24 static pressure test to determine the GPM available for firefighting. See appendix B. FDC must be within 100 feet of a fire hydrant.
Building: No comment for DRB, building plans required.
Environmental: No comment.
Recommendation
Staff recommends that this applicant be approved with the condition to satisfy staff comments prior to LDP submittal.
