The applicant is requesting to renovate the façade as well as make site improvements including landscaping to an existing car dealership. The property is currently zoned CH. The application meets all zoning requirements.

Arborist:
· Comply with UDC Section 10.2.6 Parking Lot Landscaping and Section 10.2.7 Landscape Strips.
· Comply with UDC Section 12.1.5 Minimum Tree Density.
Transportation:
· GDOT permit is required for proposed improvements along SR 9/Alpharetta Hwy prior to issuance of the Land Disturbance Permit.
· Upgrade all ADA ramps along SR 9/Alpharetta Hwy site frontage with the latest GDOT ADA ramp standard.
· Where necessary along SR 9/Alpharetta Hwy frontage, remove and replace all deteriorating sidewalk. Provide sidewalk connectivity between the building and Alpharetta St/SR 9.
· Verify ingress/egress (or driveway throat length) of the proposed driveway along SR 9/Alpharetta Hwy is minimum 25’ long, measured from the right-of-way line to the outer edge of the interior drive or parking space with direct access to such drive as measured perpendicular from the street.
· Provide a trailer turn patch for car delivery trailer.
· In lieu of improvements along Sun Valley Drive frontage and Sun Valley Dr @ SR 9, meet with the City of Roswell Transportation department to discuss and resolve potential conflict with the future City of Roswell roadway improvements at that location. These issues include but are not limited to: Required right-of-way and easement for the City of Roswell project; Required right-of-way abandonment for the Honda Carland project; Drainage issues.
