Staff Report:
Background
The applicant is requesting to develop a currently vacant site. The proposed uses would include a gas station and retail bays.
Site Plan Analysis
The site plan shows the location of the two proposed buildings and the gas station canopy. One building will be 7,800 square feet and will house the gas station. An additional 8,400 square foot building will be all retail. There are three site entrances and the applicant has provided 84 parking spaces.
Landscape Plan Analysis
The landscape plan proposes additions of Sugar Maple, Shumard Oak, Red Maple, Cryptomeria, Eastern Red Cedar and Leyland Cypress, as well as other shrubs and ground coverings. The parking variance will have no effect on the proposed landscape changes.
The site is required to have 88.5 tree density unit, the applicant is saving 34.7 units and will add 53.8 units to meet City standards; 60 units of specimen trees will be removed.
Elevations
Both buildings will have a large standing seam roof feature in the center and two smaller ones at each corner of the front elevation. The elevations show a stacked stone base, a band of brown/red brick and EIFS across the top. The smaller building will be divided into five spaces while the larger will have seven. Each space features a glass door with large glass windows to each side. No canopy elevations were provided.
Applicant will bring color samples and building materials to the meeting.
Recommended Conditions
Staff recommends that this applicant be approved with staff comments addressed during LDP/building permit phases.
