Item Summary:
Lennar Georgia, Inc. is proposing to develop an extension of Litchfield subdivision. The proposed development is approximatly 144 acres with an average lot size of 1.24 acres.  Lennar is requesting a variance to Sections 21.1.8(b), (c) and 21.1.1.9(c) of the City of Roswell Zoning Ordinance which require a 150 feet setback from a perennial stream or a flowing stream.  This is three times the 50 foot mandated septic buffer of both state regulated and designated issuing authorities as well as the Georgia Department of Health guidelines.  Per Lennar, this is a hardship causing loss of developable lots.
