Item Summary:
The applicant is requesting a variance to the rear buffer. The applicant is moving the building back 15 feet to accommodate the widening of South Atlanta Street. This will cause the parking in the rear of the property to be moved back as well. Section 12.5(d) of the Roswell Zoning Ordinance requires that there be a 50 foot setback with a 40 foot buffer when a commercial property inside the Historic District abuts a single family residential property that is outside of the district. No structure will be built within the setback, but the applicant is requesting to put parking 18 feet into the buffer.
