Staff Report:
Background
The applicant is requesting to develop a vacant site. The proposed building will be used as an urgent care facility.
 
Site Plan Analysis       
The site plan shows the location of the approximately 4,745 square foot building. The site will provide 40 parking spaces and have access on both Highway 92 and Hardscrabble Road.
 
Landscape Plan Analysis
The landscape plan shows the addition of Akebono Cherry, Nuttall Oak, Red Maple, Rive Birch, Sugar Maple, Washington Hawthorn and Willow Oak as well as other shrubs and ground coverings.
 
The site is required to have a tree density of 49 units. The applicant has met this standard through tree saves, new plantings and recompense (one unit).
 
Elevations       
The building will be dark brick with black architectural shingles. There will be a tower feature at the main entrance to the building that will be stacked stone with a standing seam roof. Additional, elevations show cedar awnings over the entrance doors.
 
Applicant will bring color samples and building materials to the meeting.
 
Design Guidelines
The site is regulated by the Parkway Village Design guidelines.  
 
Recommended Conditions       
Staff recommends that this applicant be approved.
