Staff Report:
Background
The applicant requesting to demolish an existing building to redevelop the site and construct a new multitenant building as well as a covered pavilion. The applicant received a variance to reduce the required buffer by 10 feet in case number RBZA13-02.
Site Plan Analysis
The site plans show the location and layout of the proposed 6,000 square foot building and pavilion. The new building will encompass the footprint of the existing approximately 1,300 square foot building. The applicant is proposing 37 additional parking spaces and two additional handicapped access spaces.
Landscape Plan Analysis
Conceptual landscape plans shows addition of four trees along the north property line as well as other evergreen shrubs for buffering.
Elevations
The proposed building will have five tenant spaces. The tenant spaces will have alternating facades of either red brick or 'manor white' EIFS and varying parapet heights. The south facing tenant will have a patio with black fencing and black standing seam roof.
Applicant will bring color samples and building materials to the meeting.
Recommended Conditions
Staff recommends that this applicant be approved.
