Body
Item Summary:
Applicant request the removal of a condition.

Staff Report:

At the meeting of the Historic Preservation Commission held on June 9, 2010, approval was granted for an application filed by Scott Gronholm for a project located at 659 Atlanta Street.

The applicants proposal was for the addition of a side deck on the structure formerly known as the Roswell Kitchen. The proposed deck was 24 by 36. The applicant also proposed the addition of two new windows and a new door for the north façade of the building. No site work or landscaping is proposed.

The Historic Preservation Commission approved the application at the June 9th meeting with the following conditions:

1. Final plans must be approved by the Architectural Subcommittee
2. The deck shall have 6x6 posts with some form of lattice work underneath. Details showing the posts and railing shall be provided with the plans.
3. Specifications on the new door and windows proposed shall be provided.
4. A detail showing siding around the entire building that is consistent with a normal board and batten look shall be provided
5. Specifications for any exterior light fixtures proposed shall be submitted.

Following their approval, the applicant notified staff that they did not wish to install board and batten siding as conditioned by the approval. The Planning and Zoning staff agreed to approve the building permit for the deck independent of the siding issue so long as the plans submitted for building permit meet the approval conditions related to the deck. The permit plans would also have to be approved by the Building and Fire Departments. To date, plans for the deck have not been submitted. The applicant was then given the option to return to the July HPC meeting to request reconsideration of the siding issue.

The applicant will attend the meeting on July 14, 2010, to request that condition #4 of the June 9th HPC approval...
