Staff Report:
Background
The applicant is requesting to construct an addition on their building. The heated footprint of the addition will be 557 square feet. The applicant has stated (see letter of intent) that there will not be adequate parking with the addition. Section 12.2.3(e) for the Roswell Zoning Ordinance requires a minimum of 2.5 parking spaces per 1000 square feet of gross building area. This property is required to provide a minimum of nine spaces and is in compliance with existing parking provided.
Site Plan Analysis
The site plans show the existing site conditions and layout, as well as the proposed building area.
Landscape Plan Analysis
No change to landscape plan.
Elevations
The proposed addition will match the existing structure in style and material.
Applicant will bring color samples and building materials to the meeting.
Design Guidelines
The site is regulated by the Parkway Village Design guidelines.

Arborist: Show location of active tree protection fencing on site plan(s) at LDP submittal.

Environmental:
· Please better qualify the additional impervious area and the replaced impervious area. this includes additions to buildings and porches.
· This site may be subject to the stormwater ordinance, specifically the requirement for LID type water quality treatment solutions.

Staff recommends that this applicant be approved with staff comments handled during LDP phase of project.
