Item Summary:
Background
The applicant was approved for a building and site renovation (DRB12-16) in May of 2012. The applicant renovated their building with the intent to construct a rooftop bar and is now requesting to proceed with that plan.
The applicant met with City Staff and two Boardmembers on Friday, February 8, 2013 to discuss this project.
Site Plan Analysis
No change in site plan.
Landscape Plan Analysis
No change to landscape plan.
Elevations
The elevations show the extent of the rooftop addition. There will be a bar with a canopy in one section and another section with seating. The addition will have a cable railing system except on the south side stairwell. There will also be large fabric awnings.
Applicant will bring color samples and building materials to the meeting.
Design Guidelines
The site is regulated by the Citywide Design guidelines.
Department Comments
Arborist: No comment
Building: No comment.
Engineering: No comment.
Environmental: It appears that the proposed improvements will neither add nor replace impervious area. If additional impervious area is proposed or replaced, the site may be subject to the stormwater ordinance.
Fire: The exiting and all other related life safety of the modification must comply with the 2000 edition of the Life Safety Code. It is recommended in the LSC that the pickets in the guard rail be vertical.
Transportation: No comment.
