Staff Report:
Background
The applicant is requesting to demolish an existing building to redevelop the site and construct a new bank building. The applicant will also be requesting a variance to the parking requirements.
Site Plan Analysis
The site plans show the location and layout of the proposed 3,550 square foot building. The applicant has submitted two site plans. One shows the layout with 18 parking spaces per the Roswell Zoning Ordinance, while the other shows the 31 parking spaces for which the applicant is seeking a variance.
Landscape Plan Analysis
The landscape plan proposes additions of Eastern Red Cedar, Crape Myrtle and Chinese Elm, as well as other shrubs and ground coverings. The parking variance will have no effect on the proposed landscape changes.
Elevations
The proposed building will be mostly red brick with large windows. There will be a blue canopy over the main entrance. The drive-thru has a white standing seam room that will match a section of the building roof.
Applicant will bring color samples and building materials to the meeting.
Design Guidelines
The site is regulated by the Parkway Village Design guidelines.
Recommended Conditions
Staff recommends that this applicant be approved.
