Background
The applicant is requesting to redevelop a vacant site with an existing building. The current building was a gas station with a center kiosk under the canopy. The applicant would like to use the kiosk as an office and enclose the canopy for auto service.
Site Plan Analysis
No change in site layout or building footprint.
Landscape Plan Analysis
No change.
Elevations
The front façade will be aluminum panels with two large bay doors. The side and rear elevations will be grey cinderblock.
Applicant will bring color samples and building materials to the meeting.
Recommended Conditions
Staff recommends that this applicant be approved with the following conditions:
· Site must come into full compliance regarding landscape and storwmwater ordinances.
· Remove canopy and building architecturally compatible roof.
· No outdoor storage of vehicles.
· Provide documentation of tank remediation.
